The second-largest banking center in the U.S., Charlotte is the perfect city for coworking. With numerous major corporate headquarters there — including Bank of America and Truist Financial — the city has no shortage of remote working professionals. However, what’s not average is the quality of Charlotte coworking spaces, as you’ll find exceptional options throughout the city — especially downtown. If you want to benefit from the city’s strong economy, clean air, lack of estate tax and countless other benefits, becoming a digital nomad in a coworking space in Charlotte is the perfect choice. Free Coffee

The staff are all extremely helpful and truly add that WOW factor!! Phone booths give you a quiet space to make private phone calls, participate in short video calls, or just take a quick break without distraction. Yes, we love space, but it’s the people that fill our space that make it worth doing what we do. We had one goal, and that was to create a space that was so easy to use you’ll have no excuse for not creating the next best podcast. For just $40/hr you have full access to the studio.

Companies here master the art of the hustle, building relationships and helping each other along the way. We offer your business all-inclusive amenities like flowing coffee, personalized assistance from Community Managers, and flexible workspace options that go way beyond a traditional lease. As Charlotte positions itself as one of the most promising American cities of the future, ensure that your business has everything it needs to become a part of that story. People working from home full-time often experience difficulties in setting boundaries between work and their personal life. Unfortunately, despite the advantages of working from home, it can lead to insomnia, an inability to relax, and an “always on” mentality that can make productivity plummet in the long-term.

Services such as cleaning and groundskeeping are often available. I visited another community named Tarrytowne, and I'm impressed with it. I saw some of the apartments, and I had lunch there. The apartments were not as large as the one in the other facility.

Crib and extra bed policies

The staff kept picking him up, but they eventually told my sister they could not continue doing that because that's not the kind of care they provide -- they're an independent living facility. I think it's a nice place to live, though, and they keep the place clean. My wife went there so often to help my sister that they gave her a pass to wear inside so she didn't have to go check in and get her temperature taken. The room where my sister is staying is nice.

Awards

Each room comes equipped with a cable TV. Westchester County Airport is only 14 mi away. I chose this facility because this was just far and above everything else I saw. They are helpful, friendly, polite, and they do anything you ask them to do.

Community Comparison

They have a pharmacy that delivers for free too. They have a swimming pool and outside areas for visiting. Tarrytowne Estates currently has one- and two-bedroom units available at this time. All of our residents can embrace peace of mind enjoying our 24-hour concierge service, on-site home health care agency, personal emergency alert pendants, and inclusive utilities.

We had lunch there, it was very good and the menu looked very good as well. Their dining area was very nice, elegant and I really like the feel of it. The surroundings are very good, we like the area where it's located a lot. There's going to be reconstruction in there but they have a better ambiance than the other community we visited.

They have many room sizes and I am in a large one bedroom. They provide three meals a day if you chose to and the food is wonderful. They have just about any activities that the residents want to do. They also take the residents to places and they also show movies.

We really like Tarrytowne Estates a lot. It has little cottages or duplexes, and we really like that. The place was kind of old but had a nice feel to it. We specially like that they're putting together 2 1-bedrooms and they would do it as you wanted it done on the inside.

Please let us know if you have further questions or would like to visit again. We met the chef, and we liked him very much. It's the first place we visited that had everything we asked for that we could afford. They have the usual activities you find at a senior living place. We have a laundry room inside our apartment and two bedrooms. It was very spacious and the largest apartment we had seen on tour for that price.

Both Sunnyside and Lyndhurst can be reached on foot from Tarrytown House. These communities exude a culture of friendliness, making them a welcoming, happy place to live and visit. Our awards recognize communities with at least six website reviews from residents and families that average 4.5 stars or more out of 5 in the friendliness category. My sister and her husband used to stay together at Tarrytowne Estates in Houston. That's where they moved from their residence, but my brother-in-law kept falling.

Our review scores prioritize reviews that are recent — the past 24 months — because we know families need current information when choosing senior care. Room rates includes complimentary use of our fitness center, outdoor pool, tennis, basketball, volleyball, boccie ball courts and horse-shoes, all available on a first-come, first served basis. Facilities are only available for use by registered guests. An all-inclusive community offering excellent accommodations and amenities to Houston seniors, Tarrytowne Estates is an affordable option for individuals seeking independent living. Tarrytowne had the meals included, but because I cook, my daughter was under the impression that if we didn't go to the meals we didn't have to pay for them.

What bar services do you provide?

They have a lot of activities for the residents; you name it, and they offer it. My stepmom has moved into Tarrytowne Estates. The staff seems very caring and hands-on with the residents. It is an independent living, but they seem to have a little bit higher level of care and concern than just a huge corporate independent living place.

Their dining area was nice and looked clean. It was in a very nice part of the city, but it was right next to an elementary school, so the traffic was bad in front. The apartments were a little too pricey. The person who helped us was very helpful and tried to help us as best he could, so that was really nice. The grounds are really pretty and had a varied number of activities. I liked the outdoors of the place, the walkways, and the trees.

Ben Willbond Shows

In February 2024, Adefope appears alongside Olivia Colman and Jessie Buckley in 1920s-set comedy Wicked Little Letters, a true story with a script by Jonny Sweet about a mysterious scandal involving a series of obscene letters. The Taskmaster star is following in Joe Lycett and Sara Pascoe’s footsteps by presenting the new episodes of The Great British Sewing Bee on BBC Two. He’ll also be seen in British sci-fi feature film The Unreason, alongside a great cast including Stephen Fry, Jane Horrocks, Mark Heap and Buffy the Vampire Slayer’s Tom Lenk.

Family

Moreover, he is best-known as one of the comedy duo, Ben & Arn, and his recent work on Horrible Histories on CBBC. (WBTV) - The fate of $226 million is in the hands of Charlotte voters for the upcoming November election. Three bonds focusing on increasing affordable housing, and improving neighborhoods and streets throughout the city will be decided by voters. The prominent Engish actor and screenwriter, Ben Willbond was born on 18 January 1973 in Buckinghamshire, England, UK. Likewise, he belongs to white ethnicity and holds a British nationality.

There’s too much TV: here’s how to watch without going insane

No matter, Farnaby has plenty to keep him busy, not least Ghosts, which returns for a second series on Monday and begins production on a third early next year. In series five viewers finally found out everything they needed to about the Captain. In a moment of true growth, he admitted to his fellow ghosts that as well as never being a decorated hero, the only reason he was at Button House on the day of his death was to find his secret love, Lieutenant Havers. Of course, a great deal of the love from LGBTQ+ and neurodivergent people goes to the Captain (Ben Willbond), the World War Two soldier trapped in a past where being gay could have gotten him killed. Throughout the show we see the Captain battling with his internal demons but, through the love of his found family, feels safe enough to come out of his shell, share his interests and even eventually – kind of – come out. This is especially relevant for many neurodivergent and queer people who don't feel accepted in their real lives.

The campaign behind gaining support for the bonds tells WBTV it builds on previous bonds passed in the city and will grow the capacity of affordable housing in Charlotte. Since moving to Los Angeles in 2014, I graduated from UCLA Television Writer’s Program as well as the Second City Conservatory. I’ve written on sketch teams at IO West and Second City Hollywood and I have a plethora of writing samples that include single cam, multi-cam, sketch, animation and late-night.

The City said the process could take several months to be resolved, whether that’s through repairs by the order, or demolition, which would have to go through more approval. Within 30 days of the inspection, a hearing will be scheduled, which is optional for the owner to attend. During that hearing, a repair or demolition order will be handed down. The City of Charlotte was made aware of the home by neighbors, and has started initial steps to investigate the home for issues. The City said a request to access the home for an inspection was sent to the owner this week. With Bradshaw’s blessing, Brooks decided to move into the house in North Davidson even though he is unable to close on it right now.

Ritchie will also be back in the role of Grantchester’s Bonnie in its eighth series, which has already aired in the US but is due to arrive in the UK 2024 and will be Tom Brittney’s last in the lead role. In the past, bonds have passed in the city with over 60% of support, with the last one passing in 2020. If this measure passes by voters, it will not raise taxes since it will be included in the city budget. “I think it’s a start, I think with that we can see where that goes and of course, in the future if we need to add to that, I think there’s a possibility of doing that as well,” said Collins.

However, they have not revealed their children’s name and birth date. Speaking from his north London home, where he lives with his wife, actress Claire Keelan (best-known as Steve Coogan’s long-suffering PA in The Trip), and their daughter, Eve, six, Farnaby says Paddington 2’s success lay in its positive message. She writes mostly about politics and disability, but her true love is TV, especially the best TV show ever (in their opinion) Ghosts. When they're not writing they can be found walking their sausage dog Rusty.

If there’s no response, the City will go to the magistrate’s office for a warrant to access the property. (WBTV) - A Charlotte homebuilder had his real estate license revoked after a WBTV Investigation exposed a pattern of financial problems that cost his customers thousands of dollars. The builder had so many liens against his homes he often couldn’t sell the properties, according to testimony and records filed with the North Carolina Real Estate Commission. Performer who is best known as one half of the comedy duo, Ben & Arn, and for his recurring role on Horrible Histories on CBBC. His work has included BBC comedy's Rev, BBC Four's The Thick of It, Ricky Gervais' Extras, and Nigel and Victoria, a YouTube romantic comedy. He has amassed over 50 credits as a comedic actor throughout his career.

He was sent to board at Stamford School in Lincolnshire, when he was nine years old. He was bullied whilst attending the school.[2] Willbond when talking about his experience at the school said "I don't actually remember that time because it was so shocking".[3] He studied Russian and French at St Catherine's College, Oxford. Along with fellow Them There member Laurence Rickard, he co-wrote the 2022 feature length television comedy We Are Not Alone.

The American version is from creators Joe Port and Joe Wiseman and it’s quite good (and expected to return in February), but the first thing you notice about the UK original is that it’s less sitcomy in its rhythms. Rooted in a joyously absurd sense of humor, the strength of both shows is how they transcend the initial gimmick and create space for character-based comedy that’s not at odds with the occasional poignant moment. Benjamin Thomas Willbond (born 18 January 1973)[1] is an English actor and screenwriter best known as a member of the British Them There collective, for which he has written and starred in productions including Horrible Histories, Yonderland, and Ghosts. Film-wise, look out for Adefope in November 2023’s psychological class drama Saltburn, the second film by director Emerald Fennell after Promising Young Woman.

In another lawsuit, the lender Bradshaw borrowed money from to build Brook’s property claims R-cubed has failed to pay up on the loan of more than $480,000. Brooks was buying a home built by City View Terraces, whose legal name according to public records is actually R-Cubed Charlotte Investment Group. The company is owned by Chris Bradshaw, who was licensed as both a realtor and general contractor. Since WBTV’s first story in January, the walls have continued to close in on City View Terraces and owner Chris Bradshaw. Bradshaw is facing new lawsuits, new foreclosures and new investigations, according to court records and confirmation from state agencies.

In series four, Kitty helps the Captain to embrace spontaneity and realise that his day doesn't have to be thrown off when plans change. This resonated with autistic viewers as changes to routine can be a big trigger. There’s no indication that CBS intends to air subsequent seasons of the UK series, but I hope the network considers it. TV could use more comedies where the camaraderie is actually funny. Viewers familiar with the CBS series will note the similarities (the pantlessness and arrow-through-the-neck gags) as well as the differences, which feel like the right sort of changes tailored to the differing histories of Britain versus the United States. Between 2019–2023, Willbond portrayed The Captain in the BBC sitcom Ghosts with the other main Horrible Histories cast.

Many scammers misuse the PCH name, pretending to come from the company when they really come from someone hoping to steal your money or your identity. Some of those scams are sophisticated enough to make it difficult to tell if you've really won or not. Remember, PCH never sends friend requests over social media, nor do they use social media to notify people of any major prize wins. However, be sure that you are following only official PCH accounts on social media. Fake Facebook page scams were such a problem for PCH that they shut down individual social media accounts for their Prize Patrol members.

For example, if you call a number in your win notice, you might reach the scammer, not the legitimate PCH organization.

As a fan and follower of PCH, I bet you know all about the different ways to get in to WIN. Maybe you even dream of finding the Prize Patrol on your doorstep with champagne, flowers, and the “Big Check” made out TO YOU. Those checks aren't legitimate, and you'll be left holding the bill.

In May 2022, Google and Twitter users were searching for answers after receiving phone calls from scammers who claimed to be affiliated with the Publishers Clearing House (PCH) sweepstakes. The reality here was that the company only notifies winners of their prizes by visiting them in person with their PCH Prize Patrol. They never award prizes over the phone, on social media, in email, or through the mail. Additionally, LA CLEAR provides real-time “officer safety” related event, subject/case deconfliction services, 24 hours a day, seven days a week, for the Los Angeles HIDTA which encompasses 255 law enforcement entities.

PCH offers a live chat option, which lets you connect to a customer service representative during business hours. Use this option to voice a complaint, get immediate answers to your questions, and more. In 1992, the narcotic trafficking crime wave in the southern California area demanded a coordinated response from the various law enforcement agencies tasked with investigating these and other major crimes. As a result, the Los Angeles Regional Criminal Information Clearinghouse (LA CLEAR) was established. If you've gone through the steps above, but you're still not sure if your win notice is legitimate, contact PCH directly to ask them to verify your prize. But a legitimate-looking win notification isn't enough of a reason to believe you're a big winner.

Please note the above phone number and email address are for reporters and media contacts only. Requests for public records must be made to individual County departments, agencies, commissions and committees. Scammers extort money from you in exchange for a promise of a prize that never materializes.

You’ll notice a blue FAQ Home button on the top of the page on the left. Once you click on that you’ll see a pull down menu broken into categories — PCH.com, PCHgames, PCHlotto, PCHSearch&Win and PCHapps. Note that it can take six to eight weeks to update your name, address, or other contact information.

You can also follow these steps to report a scam directly to Publishers Clearing House. If your prize notification asks for money to pay for taxes, to release the prize, to pay for customs, or for any other reason, it's a scam. We’re happy to provide the phone numbers you’ll need to call one of our Customer Service representatives or the mailing address to write to us, or even how to e-mail us. LA CLEAR does not conduct independent investigations, but rather supports the needs of the investigator and their respective law enforcement agency in criminal investigations. This “all crimes” approach has evolved due to the nature of narcotic enforcement involving poly crime criminal activity. For more tips on how to avoid Publishers Clearing House scams, visit the Contest Integrity section of the PCH website, PCH.com.

Big-name sweepstakes sponsors like PCH are a prime target for scammers, who style win notifications to match the branding of the company they're impersonating. On top of the fact that all prizes are awarded in person, Publishers Clearing House does not ask that any taxes or other kinds of fees be paid up front for wiring the money or for any other reason. They also will never ask prize winners to help load their winnings onto any kind of a card.

A Beginner's Guide to Renting Out Your House

how to rent your house

The council has not voted on that ordinance, but that would be an opportunity for the council to add safeguards for struggling renters. There are more than 650,000 rent-stabilized units throughout L.A., including nearly 52,000 in Council District 1, according to the motion. On April 18, the city’s planning department sent Jacobs and his representative a letter informing them there was a hold on processing the application due to missing information. The letter said Jacobs had 30 days to provide the information or the application would be terminated. That’s because a developer wants to demolish the 17 rent-stabilized residential units at 4319 N. Toland Way – where about 45 people live – to make way for an eight-story, 153-unit affordable housing complex.

LA Mayor Bass wants affordable housing. But…

At a minimum, your rental income must cover these basic expenses, but she also advises diving deeper. Most landlords renting out property would qualify for a depreciation deduction. Depreciation is the process of deducting a portion of the cost of your rental property throughout the “useful life” of the property instead of deducting the full cost at once. For starters, you can deduct interest paid on the mortgage or other type of loan you took out to acquire or improve the property. Or you can take out a home equity line of credit (HELOC) to fund a few repairs that can boost the value of your house. This is probably one of the most important tasks you’d cover as a new landlord.

While having tenants mail or drop off paper checks may seem easier for you as the landlord, it can be harder for tenants to find the time to do this. Talk to your tenants and find a way to collect monthly rent that’s easy for everyone involved. Hiring an individual or company will come at a higher cost, which is another factor to consider when choosing who is going to manage your rental property. Landlord insurance can protect you if your rental home is damaged, whether that be from the tenant or a natural disaster. This type of insurance can also protect you if someone gets hurt on your rental property.

Connect with an agent

At this stage, you might also encourage your tenants to take out renters insurance. Similar to homeowners insurance, renters insurance ensures that the tenants are protected from various damages and claims. There are a couple of inspections you might need to get throughout the rental process. One of the necessary inspections is a move-in inspection, where both the landlord and the tenant go over the current state of the house. That way, the landlord can have a record of the condition of the home before the tenant starts living in it. Let’s go over 12 steps to consider when renting out your house to tenants.

For the most detailed information about a property’s fair market rent, input the address into BP Insight’s Rent Estimator. This tool looks for the most similar properties in your area and estimates the rent for your property based on those comps. When you deny a rental applicant, it is important that you clearly document your reasons for why you are denying the renter to avoid discrimination complaints. For the most detailed information about a property’s fair market rent, input the address into our rent estimator.

Choose a tenant that you think will be likely to pay rent on time and cause the least overall issues. You may also have heard of the 2% rule, which tells landlords that monthly rent should amount to one or two percent of your property’s total value. However, do not adhere hard and fast to this rule if nearby comparable rental houses typically charge a different amount. When it comes to a short-term rental, signing a lease is usually not involved. However, you still need to ensure that your renters understand and follow your policies.

Have them carefully review the agreement, and make yourself available to answer any questions they might have. After both you and the tenant sign the agreement, it becomes legally binding. Lastly, stage the unit with nice appliances and decorations before you post it as available. Renters want nice, easy-to-use appliances that they can verify are in working condition prior to moving in. Newer appliances, stylish furniture, and updated decor will not only appeal better to potential renters viewing the space in person but will also make your space show better in online photos. At the outset, consider upgrading certain elements, such as fixtures, lighting, and flooring, to increase the property’s value.

Another inspection you or the property manager may want to perform is a move-out inspection. This inspection is intended to check the state of the home when the tenant moves out. A move-out inspection can help the landlord decide whether the tenant gets their full security deposit back. It’s common for some landlords to perform routine inspections of the property to ensure it’s in good condition. Be sure to provide your tenants with proper notice before performing any inspections according to your state and local laws.

Many real estate agents either handle property management or have someone in the office who does. Shop around for a manager and ask colleagues and research online reviews. We make the lives of landlords, tenants and real estate investors easier by giving them the knowledge and resources they care most about. It’s about time the internet had a single place with all of the most up-to-date information from leading experts in property management, investing and real estate law. You will also need to contact your insurance provider to discuss coverage.

While both are potentially profitable, pros and cons exist for either option. This list of professionals should include a general handyman, an electrician, a plumber and an HVAC technician. “Screening tenants is your best line of defense against any number of financial catastrophes, whether it be rent that doesn’t get paid or a renter damaging your property,” Eufinger says. “Life happens, and it can negatively affect tenants, and when this occurs, the lease must be followed consistently and to the letter of the law. If you miss steps, you most likely will weaken your case if brought to court,” advises Fields. Before renting out a property, it’s important to ensure the home is up-to-date with all the latest building codes from your local municipality.

Agents typically charge a flat fee of 50% of the monthly lease amount, 10% of the yearly lease amount, or an entire month’s rent. Many rental listing sites also have a simple format that you can plug your information into. Once you have written your rental listing and have professional photos, you can use sites like Canva to create a rental flyer. You can post your flyer on local boards and on your social media channels. Ask your agent (if you are using one) if this is a service they offer their clients.

how to rent your house

If you already own the house you’re planning on renting, then you’ll want to make sure your mortgage loan and insurance are both set up for a non-owner-occupant to live in the house — and change them if they aren’t. Note that the income levels apply to the 2019 tax year and are adjusted for inflation each year. The IRS has very specific rules around the new pass-through tax deduction and property depreciation tax breaks. Working with a certified financial planner (CFP) and a certified public accountant (CPA) can be a major help here.

Step 8 – Document the Rental Space

For this reason, you might suggest that your tenants take out a renter’s insurance policy to cover their bases. There are various tenant screening sources you can use to run a background or credit check on a rental tenant. You can’t arbitrarily decide what rent you want to charge—the market makes that decision. Your job is to determine the fair market rent for your house by doing research.

How To Find Investment Properties: A Guide

Another crucial step when preparing your home for rent is to set a fair rental price for potential tenants. Whatever price you choose should at least be higher than your personal expenses in order to make a solid profit when renting out the property. Landlords may also want to keep curb appeal and landscaping in mind when assessing their rental property. When people are touring the home beforehand, curb appeal can leave a positive impression that could help sway potential tenants to move forward with a lease agreement. Before you list your house on the rental market, follow these steps to ensure you’re fully prepared to tackle this type of real estate investment. Whether you’re looking to make some extra income or you’re interested in owning more rental property, renting out your house could be a first step in the right direction.

Calling All Small Landlords: When Does It Makes Sense To Hire a Property Manager?

Homes for rent in Los Angeles, California have a median rental price of $3,260. There are 2685 active homes for rent in Los Angeles, which spend an average of 49 days on the market. Some of the nearby neighborhoods near Los Angeles are Hollywood Hills West, Brentwood, Westwood, and Downtown Los Angeles. You may also be interested in homes that are for rent in the nearby ZIP codes of 90046, 90077, or in neighboring cities, such as Beverly Hills, Long Beach, West Hollywood, or Santa Monica.

Before attempting this route, be honest about your tolerance levels when living with strangers. If you’re looking to buy property with an eye toward renting it out, working with a top buyer’s agent can help in finding the perfect rental home. If you’re serving as the landlord, you should encourage tenants to report any maintenance issues as they arise. These include items like stained carpets, holes in screen doors, creaky floors, and noisy pipes. If a repair isn’t endangering the tenants’ health or safety, you don’t have to jump on it immediately.

A security deposit is a sum of money paid by a tenant to ensure they fulfill the terms of their lease. You can read this list over the phone to the prospective rental tenant and ask them if they meet the qualifications you desire. If they don’t, renting the home to them may be a mistake, as it will waste your time screening them further and booking a showing. Whether you’re managing one or multiple rental properties, hiring a property manager might be something to consider.

Meet and screen potential tenants.

A homeowner and real estate investor herself, Dena's bought and sold four homes, worked in property management for other investors, and has written over 200 articles on real estate. Being a landlord is essentially being a business owner, and like with any business, it’s important to make sure you and your business stay protected. Having an attorney on hand can help guide you through local property regulations of an area, assist with writing a lease, and help navigate difficult situations like landlord-tenant disputes or eviction.

how to rent your house

Should you manage the property yourself or hire a property manager to look after it? Generally, a property manager will charge roughly 10 percent of the monthly rent plus 50 percent of the first month’s rent when a new tenant moves in. Your rental application should include a “release of information” signature, which allows you to check up on their claims. The rental application should include the name and phone number of their current employer, so call and speak with the manager, owner, or human resources manager. Many times, you will be required to fax over the release-of-information signature.

Once you calculate your monthly expenses, then, take a look at the rental market and what comparable homes are renting for in your area. Check out popular rental websites like Zillow, Redfin, Realtor.com, and even Facebook marketplace. However, due to rental market circumstances or a high mortgage cost, this may not always be possible. Renting out your house can be a great way to hang on to your investment after you move into a new home. Figuring out how to become a landlord takes some knowledge of how the home rental process works. Here’s how to rent a house to ensure it’s a smooth—and financially smart—venture.

“Landlords, just out of the gate, are not going to offer to lower your rent, full stop. That very rarely happens,” rental expert Jonas Bordo told KTLA’s Kacey Montoya. Pro members get unlimited access to expert market analysis, property analysis calculators, exclusive events, and more. Victoria Araj is a Section Editor for Rocket Mortgage and held roles in mortgage banking, public relations and more in her 15+ years with the company.

She particularly enjoys writing about real estate trends and home improvement. Utilizing and developing all of these qualities will enable you to establish a strong, cordial, and candid landlord/tenant relationship when renting your home. Researching up-and-coming cities showing potential long-term growth, a steady job market, and amenities like parks, favorable schools, food, and nearby entertainment are good places to start. “If you can begin to make decisions based on cost, longevity, and marketability, you are heading in the right direction to owning a functioning, profitable passive income producer,” says Fields. Building codes apply to both the inside and the outside of a property.

It is important to keep up with maintenance and perform repairs in a timely fashion, but it can often be a lot to keep up with. Once you have your expenses, you’ll want to compare them to your projected rental income to see how much you’ll be making each month. You can get a state-specific lease agreement from BiggerPockets’ lawyer-reviewed lease library, which includes forms for all 50 states. By completing all of these steps, you can provide a high-quality rental unit, attract and choose a good tenant, and maximize profitability. To determine the right amount to charge for rent, first research what other properties in your area are going for. Try to find properties that are as similar to yours as possible for an accurate comparison.

While renting out your home may seem like no big deal, there can be major consequences for not following the law. Once you have an idea of the condition of your space, create a budget to help you stay on target. Determine which items you can do yourself and what you may need to hire help for.

Lip Care: Hydrating & Moisturising Lip Products

charlotte tilbury lip pencil

I paired the shade Hot Gossip with my go-to lipstick and added a little bit of concealer around my lips to set everything in place. For those of us who lived through the early ’90s, the term "lip liner" can have negative connotations. At the time, it seemed the only — or at least most prevalent — use of lip pencils was for outlining lips in a highly contrasting way.

LIP CHEAT90'S PINK

Luckily, in the years since, lip liners have proven they can do so much more than just line lips. To apply the lip liner, I first took a general look at my lip shape to identify the look that I wanted to go for. I have a fuller lower lip, so I wanted to accentuate my upper lip just a little bit more and give the bottom lip more definition. It was smooth but not smooth enough to the point where it could get messy.

No matching your lipstick (if you were even wearing any), no blending, just, "Hi, I’m wearing lip liner." So when that trend ceased to be trendy, it felt like lip pencils might fall out of favor, too. "I am a huge fan of lip liner. It's one of the unsung heroes of the beauty world," says Robin Black, the makeup artist behind Beauty is Boring. "Whether I want to fill in and completely change a lip shape or just add a bit of color for a subtle look, I reach for lip liner." I’ve overlooked lip liners in the past, but this one has completely changed my thoughts about how often I should be using it. I wish it was slightly more affordable but it holds up well throughout the day. The shades are beautiful, and I think that the darker tones are especially nice for fall and winter.

They also do not sell their products in countries where testing on animals is required, which is a plus. We put Charlotte Tilbury Lip Cheat Lip Liner to the test after receiving a complimentary sample from the brand.

AIRBRUSH FLAWLESS FINISH2 MEDIUM

If you’re willing to splurge a little to try out a good lip liner, I would recommend this one. During warmer months, I rarely deal with dryness, which makes it a great time to experiment more with lipsticks, tints, or glosses. The fall to winter transition is often stressful and requires constant applications of lip balms and lip masks to keep them soft. So, if I want to wear lipstick in the winter, I prioritize investing in a brand that prides itself on its moisture. Below, you'll find makeup artist must-have lip pencils, editor favorites, new heroes, and indispensable classics that belong in your lip wardrobe.

One/Size Lip Snatcher Waterproof Precision Lip Liner

My AIRbrush Flawless Lip Blur is available in 8 FLAWLESS shades that were BORN BACKSTAGE, including my ICONIC Pillow Talk and Walk of No Shame hues! All products featured on Allure are independently selected by our editors. However, when you buy something through our retail links, we may earn an affiliate commission. Charlotte Tilbury also claims to be vegan-friendly, paraben-free, sulfate-free, and cruelty-free.

Does a great job at defining lips with its long-lasting formula. The colors are beautifully pigmented, and it keeps lipstick in place without drying out your lips. I was slightly concerned that it would dry my lips out throughout the day, but it never did. I used this product on a relatively stressful day that required multiple cups of tea and coffee, but to my surprise, the liner stayed on the whole day. It was refreshing to know that between getting work done, running errands, and having multiple in-person conversations I didn’t have to worry about the product coming off or smudging.
